Permit approvals, government funding allocations and community meetings are some of the final steps before the 1,100-unit Balboa Reservoir housing development project breaks ground this year.
The development team announced Tuesday a new estimate for when construction of the first building will begin, along with other updates.
"We are happy to announce [that] we are in the home stretch and will be heading to the Board of Supervisors in April and May to request approvals needed to accept state funding and start construction," according to an April 22 announcement.
Approved on the site of a never-used city reservoir best known as City College of San Francisco's main parking lot, 550 of the 1,100 units will be affordable. One hundred will be townhouses for sale, others will be dedicated to teachers. BRIDGE Housing Corporation and AvalonBay Communities lead a development team that includes Mission Housing Development Corporation and Habitat for Humanity.
BRIDGE is in charge of the $80 million "Building E", a seven-story, 128-unit, 100% affordable project. Earlier this year, the team expected to break ground on the building this spring, but now construction is anticipated to begin late summer or early fall. No official groundbreaking date has been set.
"This is a complex project, and important details still remain to be addressed and finalized," a spokesperson for BRIDGE Housing previously told The Ingleside Light. "We are eager to continue working with our many partners in order to make this vision a reality."
"Building A," which was the subject of a community meeting in October, will consist of six stories of 159 affordable units of family housing, with roughly 50% being two to three bedrooms. Building A will start construction by early 2026.
The team applied for Building A's permits as well as permits for the site's infrastructure. They expect to have Building E's permits this summer.
An in-person meeting is expected before construction starts at the end of summer.
"We’ll want to gather to share more detailed plans for the project coming to the neighborhood, discuss construction schedules, and provide further guidance on [the] process that will be put in place to ensure a safe and smooth transition from a parking lot to family homes," the developer's announcement said.
